This page contains private housing advertisements intended for researchers, doctoral students, and employees at Karolinska Institutet. Properties may be offered by both KI-affiliated and external landlords. All communication and agreements between landlords and tenants take place directly between the parties; KI is not involved in the rental process.

Key Rules for Subletting in Sweden

Landlord's Permission (Tillstånd): You must always have written approval from the landlord (hyresvärd) or the housing cooperative board (bostadsrättsförening) before you move in.
Written Agreement (Andrahandskontrakt): Always sign a clear, written rental agreement that states the rental period, rent amount, deposit, and notice period.
Reasonable Rent (Skälig hyra): The rent cannot be much higher than what the primary tenant pays. For a furnished apartment, a maximum markup of 15% on the base rent is generally allowed.
Home Insurance (Hemförsäkring): The subtenant should always get their own home insurance (hemförsäkring) to cover personal belongings, while the primary landlord must ensure the property itself is insured.

Room in flat share
The flat is 122 square metres with an open plan and four bedrooms. It is situated in the lovely Tanto area of Södermalm with proximity to nature, beach, great running tracks, outdoor gym and a frisbee golf court but still only 5-10 minutes walk to commuter trains at Södra station (takes you to Stockholm central station in three minutes and Arlanda airport in 43 minutes) or metro station Zinkensdamm (takes you to KTH in 13 minutes or Stockholm University in 15 minutes). Bus number 3 to Karolinska stops just outside the house. There are grocery stores, restaurants and bars nearby and only 15 minutes walk (4 minutes by bus) to a Shopping center, Ringen in Skanstull.
The opening is from November 15. We will sign a contract with two or three months mutual notice, you choose. There is a deposit of one months rent. The price is 7000 a month. Internet, electricity, heating and water included in price. You are welcome to use all appliances the house has to offer. We have sheets and towels. If you like to hike we have sleeping bags, backpacks and a tent you can use. We also have badminton and tennis rackets you can borrow. If you need it there is storage both in the flat and in the basement. Since this is a flatshare we all share all the common areas. You are welcome to have guests both for dinner parties and as house guests. It is important to me that you feel at home :)
